Vista Investment Group acquired 1334 3rd Street, located on the 1300 block of Santa Monica’s 3rd Street Promenade, and enlisted Zacuto Group for expert guidance on leasing and spec design/development. The objective was to strategically re-design the property to better cater to creative tenants.

Initially, the client planned to divide a full floor into three smaller office spaces. However, upon careful evaluation, Zacuto Group observed that the design of the space would be better suited as one unit and the market had limited supply of ready to go suites in the size range. The client shifted strategies, creating one spectacular full floor spec suite. Zacuto Group proceeded to assist in navigating the design and renovation processes alongside Wolcott Architecture resulting in an exceptional spec suite featuring polished concrete floors, high exposed ceilings, and loft style interiors.

During the final stages of construction, Zacuto Group successfully pre-leased the suite to an up-and-coming fashion brand.

By leveraging Zacuto Group’s renovation consulting guidance and extensive market knowledge, Zacuto Group was able to guide our client towards a more impactful solution. The outcome surpassed expectations, resulting in a superior effective rent, adding value and prestige to the Property.
