Zacuto Group represented the client in acquiring 4142 Lankershim Blvd, a 60,000+ SF property, that held immense potential for our client's expansion plans. The property was purchased for $18,450,000 from a production company that needed to downsize.

Zacuto Group strategically negotiated with the seller to right size their operations and consolidate into the back of the property, freeing up the front of the property for the buyer’s requirements. Moreover, Zacuto Group provided valuable insights and guidance to the buyer, assisting them in structuring privately funded 70% LTV financing utilizing a combination of a private lender and seller financing.

Fast forward one year later, unforeseen changes in the client's business plans rendered the property surplus to their requirements. Zacuto Group swiftly responded to this change in circumstances by initiating a strategic marketing process. Despite a rapidly declining office market, Zacuto Group successfully closed the deal within a tight time frame with an all-cash buyer, at a remarkable price of $18,400,000 and returning the majority of our client’s equity.
